7 Reasons Your Home Is Not Selling



I hope all my Canadian friends had a great long Thanksgiving weekend, I know I did. It entailed San Francisco, seeing some old friends and the Madonna concert, I couldn't have asked for more. As I try to catch up from my extended long weekend, I've rounded up a great guest blog post for you today.

Is your home currently listed on the market or are you contemplating on listing it? Then make sure to find out the 7 sneaky reasons your home is not/may not sell. Jen gives us the 411....

If your home has been on the market for a long time, it's easy to become frustrated with the market - except, it's not always the market. Here are 7 sneaky reasons your home won't sell and easy ways to fix them.

Bad Photography -
For many real estate buyers, the first glimpse at a home is on a website. The photos included in a listing can make them schedule a showing or move on to the next link. Buyers who aren't seeing your home won't buy it, and photography is the first step to getting them in the door (literally!) Make sure your photos are well lit and show every room in the house. More is more in this case. Take pictures of small details and close ups of areas you believe are the best part of your home. Also this is why it's so important for your Realtor to hire a professional photographer who knows the right pictures to take. Ensure your listing has a virtual tour, people first want to see if it's worth their time to check out your home in person.


Low Curb Appeal - How many potential buyers are cruising by your home without scheduling a viewing? If you have an unmaintained or boring yard, cluttered front porch or trash strewn about, the answer to that question may be a high number! Curb appeal gets those potential homeowners to stop in and gives them a lasting first impression of your home. Make sure your yard is uncluttered - pick up trash and toys laying around. Plant a few flowers and trim hedges and bushes. Re-mulch or add pebbles to your landscaping to freshen up the look. Don't' forget the front door - adding an extra coat of paint can do wonders!

It Stinks, Literally - Homeowners are often not in tune with the natural scent of their home. What smells fine to you might be off-putting to your potential buyers. Beware of animal smells, diaper pails and smoke, which can give your buyers a negative opinion of your home. Light some candles or put a cookies in the oven for a fresh-baked fragrance. Add reed diffusers or potpourri to your shelves to make your home smell fresh and clean.

Too Much Clutter - Maybe you still live in your house, but it shouldn't look "lived-in" if you really want it to sell. Pack away personal items like collections, magazines, toys, books and photos (you're' moving anyway, so you'll need to pack them eventually!) For "clutter" that you need to keep around, such as baby items or things in your home office, consider buying baskets or decorative storage containers to hold the items when they aren't in use, hiding them from sight.

Too Personal - Did you think that red bathroom was a great idea when you moved in? How about the wall covered in chalkboard paint? Or the purple kitchen? Just because you like a certain color or style doesn't' mean your potential buyers will, and many can't see past the color of the walls to see the structure of a home. Before you put your house on the market, paint your walls a neutral color and pack away decorative items in an unusual style (that includes those glow-in-the-dark stars on your son's ceiling.) Let the buyers see themselves in your home.

Poorly Maintained - Broken shutters, a hole in the door, a leaky faucet - potential buyers see those as things they'd have to fix themselves, and might cause them to think negatively about your home. Small upkeep tasks can be finished in a weekend, and go a long way when you're trying to sell your home.

Not Available - You work Monday through Friday from 8 to 5 and you don't want to show on weekends. That's fine, but limiting the times you're willing to show your home severely limits the potential for buyers to fall in love with your home. If possible, let your Realtor show your home anytime, or place only a few restrictions on viewing times. More viewings means more buyers see your home, and that's a great thing for you.

Well for the first time in a while, there are no open houses to report in the Dovercourt-Wallace-Emerson-Junction areas this weekend, so there will be no Sneak Peek Friday's post.  Meaning that if you're living in one of these areas and thinking of selling, no time like the present!

Anyway, it's Thanksgiving long weekend, so I hope everyone has an awesome Thanksgiving, filled with lots of turkey comas and awesome family times. I'm off to San Francisco today for some girlie good times and the Madonna concert, so I'll see all of you back here on Wednesday.

I've always thought it would be cool to convert your garage into an extension of your living space provided that a) you don't use your garage anyway and b) you do it properly. The House Vs. Condo Debate

The age old house vs. condo debate and here to discuss it/debate it for you is RateHub Canada. So sit back with a glass of tea or wine, which ever is your preference, I won't judge and enjoy!

Living in, or close to, a major city like Toronto has both pros and cons – while it’s exciting to be in the center of the action, it can also be expensive to own your own property, especially if you’re looking at houses.  A condo, on the other hand, lands you in the heart of the city at a fraction of the cost; this can be appealing to many people, including first time home buyers.
“It’s easier to break into the housing market [with a condo],” said Mortgage Broker Dara Fahy, "and you're buying prime real estate in the heart of the city."
However, condominiums tend to depreciate in value long-term, whereas houses typically appreciate.
"There's a lot of value in buying a piece of property and land,” said Fahy, “especially in urban areas where land is at a premium — there's a very good chance for appreciation.”
It’s also important to think about the upkeep of your property long-term.  Condos are low-maintenance, as your condo board typically takes care of any and all repairs.  However, this does come at a cost through your monthly maintenance fees.  A house, on the other hand, doesn’t come with a monthly fee other than your mortgage payment, but you could get hit with a hefty bill should something go wrong.
You might pay $400 a month in maintenance fees for your condo, which adds up to about $5,000 a year, but a house could end up costing you much more.
“A condo will affect your monthly cash flow steadily as you're paying maintenance fees, but you won't be getting huge repair bills,” said Fahy.
When deciding whether a house or condo is right for you, it’s also a great idea to use a mortgage affordability calculator to determine what kind of budget you’re working within.  While you might dream of owning a house close to your downtown job, it might be more realistic to look at a house in the suburbs or a condo in the city.
In addition to the financial considerations, there are a number of other factors—including lifestyle tradeoffs—to consider when deciding which type of property best suits you.
Do you want a lot of control over your property when it comes to renovations and landscaping? Do you prefer to drive or walk to get where you’re going?  Do you value privacy or do you like being surrounded by people?
Choosing a condo might put you in the heart of the city, but you're giving up a certain amount of privacy and space for that prime location.  On the other hand, you could head into the suburbs where houses become more affordable, but you're trading the convenience of city life to get that price point.
In the end, it’s important to weigh the pros and cons of each property type and consider how these might affect your everyday life.

Design Project #2

If you follow me on Instagram or Twitter, you have probably seen me post all summer long bits and pieces on a current renovation that I was involved in, that was not my own. My boyfriend, Amir, has done it again, and asked me to help him (do it for him)  choose colour palettes, finishes and decor for yet another one of his projects. This excuses my absence on the blog during the month of September as I love me a good home renovation and couldn't resist the urge to participate!

He had huge success with his last project that I also participated in, that we couldn't wait to finish this one. After coming off my high of having completed my 4th renovation, I was all ready to jump back into it again and this time with my significant other...again.

We were going for a similar look as my last home, but with some tweaks along the way based on customer feedback and Amir's own taste and ideas. In the end the home came out with a very rustic/industrial/modern feel to it and I couldn't be more pleased with the results and feedback we received.

So....here are the deets:

Kitchens: 2 ( one in the basement)
Type of home: Semi detached
Basement: Finished with a separate entrance
Parking: 1 parking spot through the laneway

I Love My Clients!!!

One of my clients recently closed on their dream home and I couldn't be more excited for them. Based on their reaction to this home, I believe they will not be moving for quite some time, a place their family can grow. What's even more exciting to me, because you know I LOVE renovating homes, they will be completely gutting and adding to their new existing home so I can't wait to see the finished product as the home has tons of potential!

In the meantime, I dropped by to see them over the weekend as they wanted my opinion on their new floor plans and yes, here comes some shameless self promoting, my service and experience does not stop after the transaction is closed, and they gave me the best present ever for all my hard work and efforts (here's that shameless self promoting again)....

How amazing??? I was so truly touched by this, I was at a loss for words. It's one thing when you're clients give you an awesome testimonial, like these guys did, but to go above and beyond and get me such a thoughtful gift was incredible. My home renovation projects mean a lot to me and if you have ever met me, I talk about them... A LOT! So imagine my surprise when I saw this. I've also been meaning to create something like this for all my renovations and this will definitely prompt me to go and finally do it. Thanks again, I'm truly blessed to always have such awesome clients and friends!
